Lease Renewals
Most business leases come with Security of Tenure, meaning tenants have the right to renew their lease under certain conditions. Deciding when and under what terms to serve Notices is strategic especially if the current rent deviates from the market rate, as courts tend to scrutinize unrealistic terms. That is why early valuation advice is crucial.
We generally recommend that landlords or tenants begin the renewal process 6 to 18 months before the lease expires. This proactive approach helps protect your position and ensures that the necessary Notices are served within the required timeframes, in collaboration with your legal advisors. We can manage the entire process, handling negotiations through to the finalisation of a new lease.
